What Happens During a Roof Inspection?
What the roofer checks, how long it takes, and how it turns your estimate into a final quote.
Confirming measurements
Your online estimate uses aerial roof data. At the inspection, the roofer confirms the roof size and pitch and measures edges, ridges and valleys that can't be measured accurately from above.
Checking condition
They'll look at shingles, flashing around chimneys and walls, vents, gutters, and signs of soft or damaged decking. Some decking issues only show once old shingles come off, so quotes often list a per-sheet price for replacement.
Your final quote
After the visit you get a written quote. It may differ from your preliminary estimate once real conditions are known, and you decide whether to move forward.
